If you are a builder working on a development with more “product” to sell, then Open Houses work for you.
If you open one single house in a neighborhood, particularly a “show place,” then what you will see mostly is “nosey neighbors” and “unqualified” buyers.
Unqualified because if they could afford your house their agent would’ve showed it to them already.
Open Houses sometimes work the very first weekend your house is on the market. Rarely does a house sell from an Open House and honestly… it’s a tool for agents to secure buyers that aren’t already committed to work with someone else.
